Merritt Park Place is within the Merritt Island Redevelopment Area and has been designated by the Merritt Island Redevelopment Agency as its number one priority project. The Merritt Park Place project area lies east of North Tropical Trail, west of North Courtenay Parkway, south of Merritt Avenue and north of SR 520. It is located within central Brevard County’s urban core area. This area encompasses a residential and commercial mixed-use community called Merritt Park Place. Merritt Park Place is the oldest residential subdivision on Merritt Island, platted in 1926. Infrastructure Improvements ProjectHistorically, because of the lack of adequate land use planning and land development regulations, this area has developed in a somewhat chaotic fashion with residential houses, storage facilities, mobile home parks and retail and office uses in the same proximity. In addition, the Merritt Park Place area lacks sufficient infrastructure (stormwater facilities, sanitary sewer facilities, sidewalks, lighting, adequate parking facilities, etc.) that will be required in order for this area to reach its potential as a unique area for specialty retail, service and office establishments. The Redevelopment Agency has determined that this community can function viably as a residential and commercial mixed-use area.
