Welcome to Brevard County’s Subdivision Review

We are the coordinators for the 11 reviewing agencies and will help guide you through every step of the review and permitting process.

The following pages and documents will explain the process to you.

All submittals should be delivered to the Land Development Division for processing.

Pre-Application Submittal and Conference

Review Period: 10 Calendar Days

Submittal:

a. Land Development Application *
b. Completed and Approved Concurrency form
c. 5 copies of conceptual plans with topographic information
d. Zoning Verification form *
e. Authorization to Act as Applicant *
f. Applicable Fees *

Construction Plan Submittal (Final Engineering)and Preliminary Plat**

Review Period: 15 Calendar Days

Submittal:

a. Land Development Application *

b. Cover Letter
c. 5 Sets of plans with exhibits as required by ordinance
d. 2 Drainage Calculations
e. 2 Boundaries and Topographical Surveys
f. 2 aerials if over 5 acres or 2 tree surveys if under 5 acres
g. 2 D.E.P. Applications (County Sewer)
h. Plat Certificate of Title
i. Applicable Fees *

If revisions are necessary, the comments will be faxed to the applicant.


Revised plans and cover letter addressing agencies' comments must be submitted within six  months to keep the submittal and review process active and include comment letter addressing agencies’ comments (15 calendar days review for revisions).

Upon agencies approval, the plans will be submitted to the Board to approve or deny (minimum of 2 weeks for scheduling).

**A preliminary plat may be submitted without construction plans only when it is part of a site plan process.

County Sewer: When the engineering plans are approved by the agencies, 6 sets of plans must be delivered to Water Resources Department.

Pre-Construction Conference (after Board approval)

Submittal:

a. Cover Letter
b. 9 Sets of approved construction plans if on County Sewer
.

    (7 Sets of Plans if not on County Sewer).
c. Copies of all regulatory permits or clearance
d. 1 Completed Engineering Inspection Fees form *
e. Applicable Fees *

A construction permit, covering landclearing and infrastructure construction will be issued at the conference.

Final Inspection, As-Builts and Certification

Submittal:

a. 4 complete As-Builts including paving, drainage, and utilities.

    (See checklist for As-Built requirements)
b. Certificate of Completion form by Engineer of Record.
c. Asset Inventory Form (Publicly Dedicated Improvements)*

Final inspection will be conducted after as-builts are reviewed and accepted.
Letter accepting construction will be issued by Land Development upon successful inspection.

Final Plat Submittal

Review Period: 15 Calendar Days

Submittal:

a. Land Development Application *

b. Cover Letter
c. Plat Certificate
d. 5 Sets of the Final Plat. Plat must comply with all requirements of Chapter 177,

    Part 1, Florida Statutes.
e. Surveyors and Mappers Certification form *
f. Signed and sealed Surveyors Checklist
