SITE PLAN REVIEW

 

 

The Code of Ordinances, Article VIII of Chapter 62, which regulates commercial site plan development, has been revised. Changes took effect May 1, 2005. The procedures for a Pre-Application Conference have changed and we no longer perform Walk-thrus.  The online version of the Code of Ordinances does reflect the current changes.

Reviewing Agencies


  • All checks should be made payable to:
              Brevard County Board of County Commissioners
  • If revisions are necessary for any of the above submittals, comments will be mailed to the applicant and owner.
  • Revised plans must be submitted within six months to keep the submittal and review process active.

A cover letter addressing all agency comments must be included with submittal (15-calendar day review for revisions).


Note: Section 62-3205 Time limitations and expiration for review and approval of site development plans; An applicant shall have six (6) months from the date of formal submittal to make all necessary revisions as required by the land development section and various review agencies to receive final approval of the submitted site development plan. Failure to meet this condition will cause the site plan automatically to become "Null & Void" and fees shall not be refunded. An extension may be approved the county development engineer where the applicant provides supporting documentation consistent with the above criteria in section 62-3205, but has not received approval by the end of the six (6) month period.


Pre-Application Conference and Submittal:

 

a.     One (1) Land Development Application

b.     Five (5) copies of the conceptual plan with topographic information

c.     Completed LDD 99 - Zoning Verification Form

d.     Completed Authorization to Act as Applicant - LDD 106 (unless owner is applicant)

All necessary review agencies will be in attendance and/or submit comments.

Submittal for Full and Minor Site Plans (SP) :

a.     1 Land Development Application

b.     Cover Letter

c.     Authorization to Act as Applicant(unless owner is applicant)

d.     5 Sets of Plans (include landscape and lighting plans)

e.     2 Boundary / Topographic Surveys (maximum of six (6) months old)

f.     2 Drainage Calculations / Soils report

g.      2 Recorded Deeds and all Instruments of Record

h.     Current & Pending Zoning Actions: BDP, BSP, CUP, Variance, Etc.

i.     2 Fire Flow Calculations (or note on plans)

j.      1 Completed Impact Fee Application Form

k.      1 Approved Concurrency Form

l.      Zoning Verification Form (LDD 99)

An Amended Site Plan is a Site Plan which has been previously approved but has not yet had a Certificate of Occupancy issued.

e.     Zoning Verification form (LDD 99) *
